To set you listing availability please click on certain day:

And enter available quantity:

You can use Advanced form to Bulk edit your rates or availability:

Notes

If your have same type of room you can enter quantity to 2,3,4 ... System will allow to sell rooms till quantity is 0

To sell beds you need to use similar scenario. Only you sell quantity of beds you have in Certain room type.

Also you can use Virtual listings to know where your guest is staying
